industrial subdivision in city of markham

This project involves the proposed redevelopment of a former residential property into an industrial subdivision in accordance with the Official Plan designation for business park uses, located in the City of Markham. The site is situated within a larger, undeveloped business park designation area that currently no master servicing plan is available.


ZEL was retained to prepare the Functional Servicing and Stormwater Management Report in support of the Draft Plan of Subdivision application. In the absence of guiding master servicing studies for the broader area, ZEL developed an innovative, standalone servicing strategy to support both the immediate subdivision and accommodate future expansions.


Project Highlights:

  • Conducted detailed analysis of external storm servicing catchments, as well as future roadway extensions, based on existing topography and servicing constraints.
  • Evaluated external storm drainage patterns to maintain safe and consistent flow pathways in accordance with existing conditions.
  • Identified appropriate servicing connections for water, sanitary, and stormwater systems using available infrastructure surrounding the site.
  • Completed hydraulic modeling of the water supply network using WaterCAD to verify the design pressures and pipe sizing.
  • Integrated stormwater quality controls through the use of oil-grit separators and Low Impact Development (LID) measures.
  • Assessed stormwater quantity control alternatives to meet City of Markham requirements and ensure post-development peak flows remain within Region of York’s pre-development release thresholds.
  • Developed and applied a water balance strategy in alignment with the constrained site conditions.
