This proposed development involves the intensification of an existing commercial plaza into a vibrant, mixed-use residential community, located in the City of Toronto.

ZEL was retained to provide comprehensive civil engineering services in support of the Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) applications. Working within the constraints of a fully urbanized site, ZEL developed innovative design solutions for site servicing, grading, and stormwater management, all in compliance with the City of Toronto’s design criteria and development standards.

Project Highlights:

• Designed a safe and functional overland flow route to accommodate surface runoff under emergency storm conditions.
• Evaluated and confirmed servicing strategies for water, sanitary, and storm connections using existing municipal infrastructure.
• Provided enhanced quality control through implementation of an on-site oil-grit separator.
• Implemented quantity control measures to limit post-development peak flows to a specific pre-development target in accordance with City guidelines.
• Developed a site-specific water balance strategy incorporating rainwater harvesting and reuse.
• Assessed dewatering and groundwater discharge requirements in accordance with City of Toronto by-laws.
• Evaluated foundation drainage options to meet the City’s evolving design policies.
• Assessed downstream sanitary sewer capacity to accommodate the subject development.
