Mid-Rise Residential Condominium in city of toronto

Located in the heart of one of major Shopping Centre areas in the City of Toronto, the proposed development is a mid-rise residential condo building. Designed to respond to the ongoing demand in Toronto’s housing market, the project advances the City’s intensification goals in a transit-supportive neighborhood.


ZEL was retained to provide civil engineering services in support of the Official Plan Amendment (OPA), Zoning By-law Amendment (ZBA), Site Plan Control Application (SPA), and Building Permit process. Working within a highly constrained urban site, ZEL delivered innovative and cost-effective design solutions for site servicing, grading, and stormwater management in accordance with the City of Toronto’s engineering guidelines.


Project Highlights:


  • Designed a low-profile retaining wall to accommodate grade differentials along the property boundary, maximizing usable area while minimizing construction impact and cost, and protecting adjacent residential properties.
  • Evaluated and confirmed connection strategies for water, sanitary, and storm sewer services using existing municipal infrastructure.
  • Incorporated an on-site oil-grit separator to enhance stormwater quality control in accordance with City requirements.
  • Implemented stormwater quantity control measures to restrict post-development peak flows to a specified pre-development level.
  • Applied a tailored water balance strategy accounting for site constraints.
  • Assessed dewatering and groundwater discharge measures in accordance with applicable City of Toronto by-laws.
  • Evaluated alternative foundation drainage strategies to align with new City of Toronto design criteria.
  • Assessed downstream sanitary sewer capacity to accommodate the subject development.
