Residential Estate Complex in township of king

This proposed development involves the construction of a private residential estate complex within the picturesque Oak Ridges Moraine Conservation Area in the Township of King. The estate includes a mansion-style residence, a swimming pool, outdoor amenity spaces, and a long and spiral landscaped access road designed to blend into the natural surroundings.

ZEL was retained to provide civil engineering services in support of the Zoning Certificate and Building Permit applications. Working within the constraints of a protected conservation area, ZEL developed innovative and environmentally responsible solutions for site servicing, grading, and stormwater management. All design work was carried out in compliance with the Township of King and Conservation Authority guidelines.

• Developed a site grading strategy that minimized earthworks and preserved the site's natural topography, including the design of the scenic access road.
• Implemented enhanced quality control measures using Low Impact Development (LID) techniques to maintain water quality and reduce runoff impact.
• Applied quantity control measures to limit post-development flows to pre-development levels using infiltration-focused LID strategies.
• Analyzed and applied water balance requirements using Water Balance Tool to support infiltration and recharge targets.
• Designed on-site water storage facilities to accommodate fire suppression requirements in accordance with local fire protection standards.
