Residential Apartment Conversion in Town of Ingersoll

This planned development involves the adaptive reuse of an existing institutional building, converting it into a residential apartment complex located in the Town of Ingersoll in Oxford County. 

ZEL was retained to provide civil engineering services in support of the Official Plan Amendment (OPA), Zoning By-law Amendment (ZBA), Site Plan Control Application (SPA), and Building Permit. Working within a constrained site and floodplain context, ZEL developed practical and innovative design solutions for site servicing, grading, and stormwater management in compliance with applicable municipal and conservation authority standards.

• Developed site grading design to ensure all sensitive habitat and development areas were located above the regional flood elevation, satisfying Conservation Authority’s requirements.
• Evaluated and confirmed connection strategies for water, sanitary, and storm sewer services using existing municipal infrastructure.
• Improved stormwater quality control through the application of Low Impact Development (LID) measures.
• Assessed site-specific stormwater quantity control needs and water balance targets to comply with Town, County, and conservation authority guidelines.
