Industrial Building Expansion in City of Toronto

This project involves the expansion of an existing industrial building through the construction of a new covered addition, located in the City of Toronto. The proposed development supports ongoing operational needs while addressing the site’s infrastructure and environmental servicing requirements.

ZEL was retained to prepare the Functional Servicing and Stormwater Management Report in support of the Site Plan Application. All engineering design was carried out in accordance with the City of Toronto’s applicable servicing and stormwater management guidelines.

• Assessed water, sanitary, and storm servicing strategies by analyzing the capacity and configuration of existing municipal infrastructure adjacent to the site.
• Enhanced stormwater quality control through the use of an on-site oil-grit separator. 
• Applied quantity control strategies to restrict post-development runoff to the required pre-development release rate, in line with City of Toronto criteria.
• Developed a water balance strategy tailored to the constrained site conditions.
• Evaluated foundation drainage alternatives for both the existing facility and the proposed addition, in accordance with updated City policy requirements.
