Gas Bar & Restaurant in City of Windsor

This project involves the development of a gas bar and restaurant on a previously vacant parcel strategically located along a major cross-border transportation corridor in the City of Windsor, Ontario. The site provides a critical service node for travelers and commercial vehicles near the Canada–U.S. border.


ZEL was retained to prepare the Functional Servicing and Stormwater Management Report in support of the Site Plan Application. All designs were developed in accordance with the City of Windsor’s municipal servicing and stormwater management guidelines.


Project Highlights:

  • Analyzed water and wastewater demand to determine appropriate connections to existing municipal infrastructure.
  • Designed site servicing strategies for water, sanitary, and storm systems based on surrounding utility availability and site constraints.
  • Implemented stormwater quality controls through on-site oil-grit separator installation.
  • Applied quantity control measures to manage post-development flows and meet pre-development release rates, as per City of Windsor requirements.
